We work closely with our broad network of property developers, borrowers and introducer partners who present us with real estate investment opportunities. We constantly have a pipeline of various opportunities to meet our investor network’s criteria.

2) Due Diligence

Most of our time is spent on identifying investments with strong potential. By combining our experience and intricate knowledge of the property sector we have developed a bespoke due diligence process. This detailed framework is applied to each opportunity to capture and mitigate the various associated risks and confirm viability.

3) Financial and Legal Structuring

We optimise the financial structuring and build in mechanisms to ensure that investors are protected as much as possible. Likewise, the project legal agreements are structured to incentivise the developer to deliver within targeted budgets and timelines - this way everyone’s interests are aligned.

4) Funding

Investments which meet our strict investment criteria are presented to our investor community. These are funded through a mixture of investors, bank debt, the borrower and co-investment from Shojin Property Partners. In case deadlines are tight, we strive to underwrite deals and then back-fill them through our platform.

5) Project Monitoring

We oversee the investments to ensure that all milestones are achieved and that it is within budget and on time. We conduct frequent site visits and attend design team meetings with the developer, whilst monitoring progress and accounts. Should things start going wrong, we have the expertise in house to step in.

6) Regular reporting

We produce quarterly reports to provide investors with full visibility and transparency on everything going on with the investment. These are readily available to investors through their online accounts throughout the entire project timeline.

7) Profit distribution

Depending on the structure of the investment, profits are either distributed throughout the investment as regular payments or upon the conclusion of the project after all the units are sold. Investors can track their portfolios performance using their online accounts.
